Pests and infestations
Pests in and around your home can be a nuisance and, at times, a health and safety risk. We want to work with you to make sure your home is free of infestations.
Our responsibility
We are responsible for dealing with pest problems that are caused by issues with the building or external conditions.
This includes situations where pests enter your home through:
- Gaps or cracks in walls, floors or roofs
- Damaged vents or brickwork
If this happens, we will:
- Arrange and pay for pest control
- Repair any holes, cracks or damage that allowed pests to enter
- Check afterwards to make sure the problem has been resolved
For example, we will deal with rats or mice entering through a building defect, squirrels in the loft, or wasps nesting in the structure of your home.
Bees are not normally treated as pests because they are protected pollinators and are rarely aggressive if left alone. However, if bees are causing a problem for you, please contact us and we will assess the situation.
We are also responsible for pest problems in communal areas. If you see rats, mice or other pests in shared spaces, please report it.
Your responsibility
You are responsible for preventing and dealing with infestations that are caused by conditions inside your home. This includes infestations linked to:
- Rubbish not being disposed of properly
- Food left out or not stored in sealed containers
- Unclean conditions
Examples may include ants, fleas or bedbugs.
If pests are present because of conditions in your home, you will need to arrange and pay for your own pest control. If we have to arrange urgent treatment to protect the property, the cost may be recharged to you.
Preventing pests
Prevention is always best. You can reduce the risk of pests by:
- Keeping your home clean and tidy
- Storing food in sealed containers
- Making sure bin lids are closed
- Disposing of rubbish correctly
- Reporting any gaps, cracks or damage to your home
Simple steps like these can make a big difference.

Reporting a pest problem
If you believe you are not responsible for the infestation, or if the problem is in a communal area, please contact us as soon as possible so we can investigate and arrange the right support.
The sooner you report it, the easier it is to deal with.
