Planned investment programme

Our planned investment programme includes things like replacing boilers and windows or installing new kitchens and bathrooms. It can also include work to our blocks such as redecorating communal areas. This is different to the day-to-day repairs we do and we often work with contractors and partners to complete planned investment.

You may not get the same work done as your neighbour, as works vary from property to property according to age and condition. For example, dependent on condition we aim to replace kitchens every 20 years and bathrooms every 30.

If your house has been identified as needing an upgrade, such as a new bathroom or kitchen, we will contact you directly. 

What happens when we update your home

If your house has been flagged as needing replacement components, such as a new bathroom or kitchen, we will contact you directly.

  • You’ll be given a choice of design and colours for some elements such as kitchens, bathrooms, doors and sometimes communal or external areas. We will let you know what you’re able to choose.
  • The work will be carried out by one of our partner contractors.
  • We will communicate with you throughout the process, and where appropriate, check with you at the end that you are happy with the works.

In 2023/24 we invested £22m in major works

We regularly invest in our homes to ensure they remain safe, functional, and in good condition, and our new contractors allow us to deliver this work more efficiently and effectively.

Not all properties receive the same improvements at the same time, as upgrades depend on factors such as age and condition, for instance, kitchens are typically replaced every 20 years and bathrooms every 30, depending on their state.

If your home has been identified as needing planned investment works, such as a kitchen or bathroom upgrade, you will be contacted directly ahead of any work taking place, so there is no need to get in touch to be considered.

All work is carried out by fully approved contractors whose performance we monitor to ensure high standards, and if you are unhappy with any work completed, you can report defects within the first 12 months to the contractor’s customer liaison officer.

Our plans for 2024/25

This year, we have allocated £30 million towards major improvement works, and will be focusing on how we can keep homes warmer and reduce energy costs for customers.
