New Asset Investment System

How we’re improving where you live

We’re making important improvements to how we plan investment in your homes, which will mean we can deliver better, more efficient services for you.

We are introducing a new asset investment system that brings all the key information about our homes into one place. This includes things like energy efficiency ratings, safety records, the condition of kitchens, bathrooms and roofs, and when these parts of the home may need replacing. Until now, this information was stored across different systems, making it harder to see the full picture.

By pulling everything together, we will be able to make clearer, quicker decisions about what needs to be done and when.

This is a big step forward. Last year we completed 3,853 surveys of our homes, and our goal is to survey every home at least once every five years. These regular surveys are essential and will give us up-to-date information that feeds into the new system, helping us plan and prioritise the right work at the right time.

This all means a better experience for you.

With smarter planning, we will be able to carry out repairs and upgrades more efficiently and with less disruption. It will also mean we can make sure every penny is spent where it will make the biggest difference, whether that’s replacing key components, upgrading heating systems, or improving insulation.

The system will also support our commitment to improving energy efficiency. The government have said that all rented homes must reach an EPC C rating by 2030. This new platform will help us track how we’re doing and plan the works needed to meet that goal.

Every home is different, so this kind of detailed, property-specific data is vital for tailoring our approach.

On top of that, we’ll also be able to monitor how we’re doing against the government’s Decent Homes Standard — helping us ensure your home remains safe, comfortable, and in good condition.

This new system will be a vital tool to help us plan ahead, improve homes more effectively, and deliver the kind of service you deserve.
