New rules on damp and mould – what this means for you

From 27 October 2025, new laws will come in that make sure damp, mould and other serious hazards in homes are dealt with quickly. These rules are known as Awaab’s Law, named after a little boy who sadly died because of damp and mould in his home.
What this means for you:
If you report damp, mould or another serious hazard in your home, we must:
- Investigate within 10 working days
- Tell you what we found within three days of finishing the investigation
- Fix urgent safety issues within five days
- Start other repairs quickly, and always within 12 weeks
- Keep you updated throughout
- Provide temporary accommodation if essential safety work cannot be carried within time and your home is unsafe
Problems will be investigated and fixed quickly, and you’ll always be kept in the loop.
What we’ve already done
We know how worrying it can be to find damp or mould in your home. That’s why we’ve been working hard with you to tackle it well before this law comes in. Here’s some of what we’ve done:
- More expertise – we’ve trained more surveyors in damp and mould so we can reach you faster
- Better technology – we use new tools and apps to speed up inspections and keep accurate records
- Faster response – we have a duty surveyor available every day for emergencies
- Early prevention – we use monitoring equipment in homes with ongoing issues to catch problems sooner
- Customer voice – you’ve helped us shape our damp and mould policy, design advice leaflets and run seasonal campaigns to share tips with other customers
- Support when needed – we’ve strengthened our approach to temporary housing, so you have somewhere safe to stay if major work is needed in your home
