Introducing our Development & Regeneration Strategy

We’ve delivered some brilliant things over the past few years. 

From large-scale regeneration at Goscote, to new communities at Lockside and the Royal Quarter, to unlocking smaller sites across Walsall, there’s a huge amount to be proud of. 

Our new Development & Regeneration Strategy sets out how we’ll keep building on that work over the next five years. 

What this means in practice 

At its heart, the strategy is simple. 

We’re committing to delivering at least 2,000 new homes in the six years to 2030, while continuing to invest in the homes and neighbourhoods we already manage. In the first two years we’ve already built 737 homes, with 28% for social rent, 51% for affordable rent and 21% for shared ownership. 

But just as importantly, it’s about how we do that, and build not just homes but places where people can live well, feel safe and build their futures. 

That means: 

  • Regenerating existing neighbourhoods, not just building new ones  
  • Making the most of land we already own, including smaller and more challenging sites  
  • Working in partnership to deliver specialist housing  
  • Designing homes that are affordable to run, not just to rent or buy  

Development doesn’t sit in one team – it connects to everything we do. From customer experience, to repairs, to neighbourhood management, to the long-term sustainability of the business. The decisions we make about what we build, and where, shape our organisation for decades. 

That’s why this strategy focuses not just on numbers, but on quality, sustainability and long-term impact.

  • Ongoing work at the Royal Quarter. 
  • The continued growth of our small sites programme. 
  • Sustaining a healthy pipeline of s106 delivery in the right locations and quality with partner housebuilders.
