Repairs and home maintenance guide
Not all repairs are our responsibility. Our repairs and home maintenance guide can tell you whether some common issues are our responsibility or yours. Please check it before booking a repair.
Your responsibilities
You are required to keep your home in good decorative order and maintain fixtures and fittings so they don’t cause a danger to anyone or damage the property. We don’t charge you for items that break through normal wear and tear, but you will be charged for the cost of any repairs needed due to damage or neglect. View a full list of responsibilities in our guide.

Home condition and disrepair
You should always report any repairs or other issues promptly. We’ll try and resolve the issue with you and inspect your property to work out the cause. If a repair is detected, it will be completed in accordance with our repairs policy.
If you spot damp or mould in your home, report it to us as soon as possible If you remain unhappy with the condition of your home and / or our service you can make a complaint.
Disrepair claims
You are entitled to take legal action against whg if you remain dissatisfied and you may be entitled to compensation. Your solicitor may take a percentage of this and will recover payment of some of your legal costs, but if you lose then you are likely to have to pay legal costs without receiving any compensation. To avoid confusion later, if you do seek legal advice please ensure you are fully aware of what you are signing up to – sometimes the process cannot be stopped even if you later change your mind. We cannot advise you as we are your landlord. Citizens Advice can provide independent legal guidance.
Any correspondence about disrepair from your solicitor or other representative should be sent in writing to Legal Services, whg, 100 Hatherton Street, Walsall, WS1 1AB.
